Note the narrative of 'improving affordability'—it is a complete scam. While prices grow slower, mortgage rates have surged above 5.9%. This means homebuyers aren't getting a 'deal'; they are gambling in a high-interest trap. For most, this isn't a narrowing of the gap between Potential and Actual, but a repricing of the cost of existence.

In this framework, financial institutions and asset holders act as complicity. By manipulating rates and leveraging geopolitical panic, they alienate housing from a 'right to dwell' and turn it into a financial derivative. When uncertainty hits, they don't lower prices to return to rationality; they raise the barrier to entry to filter for those who can stomach high interest, thus protecting the asset floor.

It is peak irony that Robert Gardner expects 'confidence to return.' What 'confidence' is he referring to? The hope that prices will surge again, bubbles will reinflate, and the propertied class will profit once more? In this masculine-centric economic narrative focused on capital appreciation, the people who actually need a home remain the sacrificed, uncalculated variable.
